After some thought, the community may wish to entertain the following suggestions: 1. Rather than removing the above roof siding as specified, remove enough siding to install a horizontal frieze and drip cap. 2. Install only open cell foam. Its likely that 50% of the roof deck could be left in place to accomplish the install. 3. Utilize landmark Pro shingles rather than TL. TL are more typically used in municipal applications where cost is not a factor. 4. Utilize CertainTeed WinterGuard rather than Grace - less than half the cost 5. Consider an alternate siding for the chimneys. Metal is expensive. SPS would rather that Noblin revise the specifications, then we can provide pricing accordingly. However, as you suggested I have reached out to Trumbull Nelson and Jancewicz and stressed that we are looking at a limited number of buildings this year and we could start in the fall. I also offered that an extension of the Bid Date could be considered. Both contractors were receptive and will get back to me if they can work our project into their schedules. SHAKER LANDING CONDOMINIUM ASSOCIATION % Moseley Associates, Ltd Managing Agent PO Box 706 White River Jct., VT 05001 May 14, 2015 To All Unit Owners of Shaker Landing, At long last we are pleased to announce that the formal bidding process has been initiated by Noblin Associates Engineers to determine the cost of anticipated work at Shaker Landing. Bids are being invited from four pre-screened potential contractors. Due to size of the bid documents, they have been posted on the Shaker Landing CA website. Please find the formal bid documents for your information. Please note that Noblin has included a procedure on the bid form for the Association to have the option to select the number of buildings and schedule for such work. We are also pleased to report that the investigative work regarding the sewer system is in process. The televising of the sewer lines will take place by the end of May. A review of the results will help to determine the extent of the work needed. As promised in February, once bids are received, owners will receive that information and a Special Meeting will be scheduled. Owners will have an opportunity to vote on how we will proceed from that point. Please take the time to review this information. This is very important to the future of Shaker Landing and all of our investments. Many thanks to you and all unit owners who have provided us with input during this process. Please mark your calendar. Presidential Pest Control is scheduled for SLCA exterior treatment of the units on Monday May 11, 2015. Alternative rain date is Friday May 15, 2015. This is a routine ant deterrent service to the outside of each building.
